Non-Qualifying Mortgage - Let's face it, not everyone fits into the box of a conventional loan for reasons such as types of income, residency, documentation, or credit score. A Non-QM loan can be a solution in such cases. Bear in mind, these loans do not conform to any specific conventional lending guidelines so each lender establishes their own set of unique lending parameters. Non-QM programs can be clutch if the borrower needs a creative lending solution. Personally, I've done a few DSCR (debt -service-coverage-ratio) loans, which are based on the amount of rent an investment property can produce, instead of using a borrower's earned W-2 income. This program can get your investment portfolio started without the need to provide personal income documentation. I've also found that bank statement loans can be helpful for business owners who have larger tax write-offs and need to qualify for a purchase or refinance.
